Toilet flange water leaks 

These occur where the toilet pipe connects with the waste pipe. Have you ever heard the toilet move underneath you when you sit on it? A toilet flange holds the toilet to the floor, if this break, the toilet can rock or become unusable. If the toilet rocks, this means the flange is not securely holding the toilet to the floor, allowing the wax ring seal to break. This will result in water leakage. Toilet leaks can come from the water supply or tank, but the most damaging leaks occur at the flange and wax ring. You may have one problem to solve, which may require more than one fix, for example, a broken flange, usually on the outside of the slot that holds the toilet flange bolt, rotting around the toilet flange the flange could be too low.

How to spot a Flange water leak:

  • There are cracks in the flange.
  • Bolts are broken.
  • The flange is loose not screwed tightly to the floor.

 

Sink water leaks 

The water leaks allow water to under the rim or bare of the faucet. This would gradually destroy anything underneath: cabinets, countertops and floors. Sink water leaks can occur at any plumbing joint. But the most common leaks happen at the sink rim, shutoff valves, and slip joints in the waste lines. Supply water leaks under the sink can go unnoticed for a long time since they’re usually at the back of the cabinet. Water can run down the pipes into the floor or subfloor, rotting the sink base and the floor.

How to spot a sink water leak:

  • Puddles, water stains or a damp odour in the cabinet.
  • Loose or damaged flooring in front of the sink.

 

Bathtub and Shower Water Leaks

There are 2 main types of water leaks regarding bathtub and shower leaks: splash and drain water leaks.

Splash water leaks are when water leaks and escapes past the shower curtain/door. This may sound minor, but when the leak seeps into the subfloor where the flooring meets the bathtub/shower this can cause major damage. Tile/vinyl flooring begins to come loose, and the wooden floor begins to rot which could lead to an expensive replacement.

How to spot a splash water leak:

  • Curling vinyl flooring or loose tiles next to the tub.
  • Peeling paint or flaking, chalky-looking wood finish near the shower.
  • Water stains on the ceiling or joists below.
  • Mold spots on the wall or floor near the tub or shower.
  • If you use a curtain, look for standing water on the floor after you shower.

 

Drain water leaks happen frequently due to the accessibility of the drains. As the drains are usually located in the bathtub directly below showerhead where we stand, they often flex allowing the seal to break around them.

  • Water stains/dark circles on ceilings below
  • Loose flooring around the tub or dampening on adjacent room floors
